• Price includes images to use for brochures and web marketing.
• The images are yours to use to promote the home or property!

15 images, hi-res (for print) and lo-res (MLS), $180
Good for smaller properties- condos, townhouses, etc.
25 images, hi-res (for print) and lo-res (MLS), $220
Good for standard-sized homes- roughly 1500 to 2500 sq/ft.
35 images, hi-res (for print) and lo-res (MLS), $260
Good for larger homes where additional images may be necessary.
• For properties requiring more than 35 images, please inquire about pricing.
• Twilight image is $150 if it is done at the same time as a regular session.
• Drone 360 is $150.
• Additional visit to home/property for twilight images is $250.
• Meeting with client to do a site survey walk-through is $50.
• Greening brown grass- $10/file.
• Sky replacement- $10/file.
In most cases, the images are delivered the same day and are guaranteed by the end of the next business day.
You will receive the hi-res (print), lo-res (pre-sized for MLS), and social media images for your personal use.
Scheduling is easy and painless because this is my full-time profession.
Early morning and afternoon/evening appointments are no problem!
I pride myself in photographing a home in a style that represents the property as accurately as possible without heavy Photoshop processing and the use of ultra-wide-angle lenses that distort the space and misrepresent it.
Essentially, what you see in the gallery is pretty much what it looks like right out of the camera!
* Outside of the 10-mile radius, there will be an additional mileage fee.
Travel is not just limited to the Treasure Valley.
I am willing to travel anywhere necessary!

Please contact us no later than 24 hours before your preferred time. Next-day orders are challenging to fulfill and we may not be able to accommodate you on such short notice.

The shoot will take between 1 and 2 hours. Most homes can be photographed in 1.5 hours, although some may take longer.
During the Shoot
The homeowner, or someone authorized by the homeowner (the agent) should be present at the shoot to discuss important elements of the property or areas that should not be photographed. The photographer will make a reasonable effort to remove litter, stray objects, etc. from the rooms, however, please note that this does not include making beds or arranging furniture. Agents are expected to have the property staging and cleaning completed prior to the photo shoot. All properties will be shot “AS IS”.
Our goal is to provide quality digital images including exterior front and rear shots. Your input is important when choosing the best rooms and angles to photograph. Without your input the photographer will use his best judgment and experience to decide how to best photograph the property. All images will be optimized for both print & internet use.
Pets
Please make sure all pets are contained during the shoot. Pets are never included in the pictures and need to be out of the way during the shoot.
Cancellation, No-Show and Inclement Weather Policy
If cancellation or rescheduling is necessary, please do so with a minimum of 24 hours notice. Any shoot canceled within 24 hours of a confirmed appointment is subject to a $25 cancellation fee. The full price of the shoot will be charged to any cancellation within two hours of the scheduled time, including a no-show.
In the event of inclement weather precluding exterior photography, a shoot of the property
exterior will be rescheduled at the earliest possible time.
Rights and Usage
All images produced for an agent or broker (hereafter referred to as agent) may be used by that agent for any and all marketing materials and campaigns associated with the property and for the agent’s self promotion. The photos may also be used by the agent’s parent company for the sole purpose of marketing the specific property photographed. Please note however, that the images will be copyrighted by the photographer, and license granted only to the agent and the agent’s parent company and not to any third party. Any usage of the images by a third party, including but not limited to architects, builders, stagers, designers, sellers or buyers, is strictly prohibited unless approved in writing by the photographer.
